What We Inspect
Shingle field condition. Granule coverage, impact bruising, nail pops, buckling, curling, missing tabs. Each slope is documented individually because condition often varies significantly from one slope to another — particularly on homes where south-facing slopes have more UV exposure and north-facing slopes have more moisture retention.
Penetrations. Every pipe boot, ridge vent, exhaust vent, and skylight curb. Pipe boots are the most common active leak source in Houston — we check the rubber condition, seal integrity, and whether the boot was originally installed with any sealant.
Transitions and flashing. Step flashing at wall-to-roof transitions, kickout flashing at eave terminations, chimney counter-flashing, and valley condition. These are the points where thermal movement and water concentration create the highest failure risk.
Perimeter condition. Drip edge profile and coverage, fascia condition, gutter attachment method. If your gutters are fastened through the drip edge — the most common installation in this market — we’ll document it and explain what that means for your fascia over time.
Attic conditions. Ventilation function, moisture staining, insulation condition relative to soffit baffles. A well-ventilated attic is not optional in Houston — it directly affects shingle lifespan and energy performance.
