The Variables That Drive Price

Impact-resistant versions — Duration STORM, Landmark IR — run higher. Premium products like Brava synthetic tile, metal standing seam, or Euroshield recycled rubber are a different pricing tier entirely and carry different lifecycle economics.

Tear-off and decking condition. A single-layer tear-off on clean OSB decking is the baseline. A second-layer tear-off adds labor and disposal cost. Decking that’s soft, delaminated, or rotted gets replaced by the sheet — typically $80 to $120 per sheet as a supplement. You won’t know the decking condition until the old roof is off, which is why RCC supplements for decking issues discovered during tear-off rather than building a pad into the base price.

Drip edge, flashings, and gutters. A full replacement includes new drip edge. RCC uses 2×4 drip edge — sized correctly for code compliance — and detaches and resets gutters on every job. That process costs more than leaving gutters in place, but it’s how you get proper drip edge installation and avoid the fascia rot that comes from gutters fastened through the drip edge.
